Section 2: External Assessment
External Walls
Minor hairline cracking observed to the western elevation at approximately 1.2 m above ground level. Crack width measured at 0.3 mm. Consistent with typical seasonal movement in clay soils. No structural concern at this stage.
Roof
Concrete tile roof in generally good condition. Two tiles noted with minor chipping along the northern ridge. No evidence of sagging, displacement, or water ingress.
Fences & Retaining Walls
Colorbond fencing along the eastern boundary in good condition. Limestone retaining wall to the rear (south) shows minor efflorescence and one vertical crack of approximately 1.5 mm width near the southern corner.
Driveway & Crossover
Exposed aggregate driveway with one existing transverse crack at mid-point, approximately 2 mm wide. Consistent with prior settlement. No heaving or displacement observed.
Section 3: Internal Assessment
Living Areas
Ceilings, walls, and floors in good condition throughout. Minor cosmetic cracking noted above the doorframe between living room and hallway (0.2 mm). Timber flooring shows normal wear patterns.
Bedrooms
All three bedrooms inspected. No cracking, staining, or movement indicators observed. Windows and door frames operate correctly with no binding.
Wet Areas
Bathroom and laundry tiling intact. Grout in acceptable condition. No evidence of moisture damage, mould, or plumbing leaks. Silicone sealant around bath shows minor discolouration (cosmetic only).
